L. Jeff Jones, Principal
Jeff has been with Capstone since 1991 and has been involved in all aspects of the Company’s business, including in the early years raising debt and equity capital, overseeing the closings of project financings, identifying markets and sites for development, and handling entitlement and zoning work for off-campus developments. Since the late 1990’s, Jeff has helped direct Capstone’s On-Campus Development Program, through which the company has partnered with over 60 universities, and, through 2011, headed Capstone’s Campus-Edge Development Division. Now, as a Capstone Development Partners’ Principal, Jeff works with universities (and municipalities) to develop on-campus housing, or walk-able student residential communities in infill locations on the perimeter of campus, often with retail-commercial and parking components, that help address the institution’s housing needs without using its land, and typically, with minimal, if any, impact on its debt capacity. Bruce D. McKee, Principal
As a Principal with Capstone Development Partners, Bruce brings more than 15 years of experience directing on-campus and urban campus developments. Since joining Capstone more than 10 years ago, Bruce has been responsible for overseeing the development of approximately 9,000 beds of student housing, multiple dining facilities, classroom spaces, wellness/recreation centers and various campus support and administration facilities across the country with total development value approaching $1 Billion. His development experience ranges from projects in New York City to San Diego and Phoenix with numerous projects in between. He holds degrees in Architecture and Construction Technology from Rensselaer Polytechnic Institute and is an active participant in the development process, bringing both educational and professional experience in planning, architecture and construction. With over 30 years of experience in finance and accounting, Greg is responsible for Capstone Development Partners’ financial operations, risk management and financial reporting. Prior to Capstone, he spent 25 years working as a CPA in public accounting with both international and regional firms, ultimately serving as an audit partner, overseeing the audits of a variety of entity types across multiple industries. With over 25 years of experience in finance and accounting, Wendy manages Capstone Development Partners’ budgeting, forecasting, project draws, human resources and administration. As Capstone’s finance manager, Jordan provides innovative transaction solutions to Capstone’s college and university clients. He is responsible for all project financing for new development and acquisition opportunities, and identifies strategic capital and ownership structures that fit the needs of Capstone’s project partners. He also provides pro forma modeling, capital budgeting, and valuation analysis for all new development and acquisition opportunities. Jordan has five years of prior experience as a real estate investments analyst across various sectors including student housing, multi-family, office, and retail. Chad has worked in student housing development and management his entire career, having first begun as a resident assistant / resident director prior to joining Capstone in 2001. As a result, Chad brings valuable management and student development perspective to each Project he is involved in. As Senior VP for the Capstone Development Partners’ Western Division, he is directly responsible for all campus developments in the western states.
Chad serves as the Executive Development Manager for projects and, as such, manages all of the day-to-day activities and details for projects through the various stages of development to ensure that client expectations are met in regards to budget, schedule and quality. This specifically includes managing the entire team in a collaborative planning and design process, managing the project budget and facilitating the financial modeling and finance closings, facilitating the entitlement and permitting process, and working with the operations management team to ensure a coordinated and collaborative transition from development to operational phases. William joined Capstone in 2006 and has served in various capacities within the Capstone Companies. William manages all of the day-to-day development activities and details for Capstone Development Partners’ on-campus projects including site evaluation, managing the collaborative design process with the design team and the University, facilitating the financial modeling and finance closings, managing the permitting and entitlement process, and a myriad of associated tasks necessary to keep the projects moving forward on schedule. Walker joined Capstone in 2003 and has 14 years of experience in real estate, including a variety of experience in both residential and large commercial/mixed-use real estate development. John Daly joined the Capstone team in 2013 shortly after graduating from law school and passing the Alabama Bar. As lead Acquisitions Manager for Capstone Development Partners, John Daly is responsible for sourcing, underwriting and initiating new “campus-edge” development opportunities with the goal of creating a consistent and growing project pipeline for CDP. He actively investigates new markets for sites and/or value-add assets suitable for acquisition and development or redevelopment; manages all market and property-level research; and structures legal agreements for complex property transactions. Rowell joined the CDP team in December of 2015. Frank started his career as a project manager with a large multifamily builder and oversaw the successful completion of over 1,000 apartment units across the southeastern US. With over 30 years of experience in development and general contracting, Joe had oversight for all construction management functions of over 36 of Capstone’s college housing developments including budgeting, contract administration, scheduling and quality control. These encompassed 29 on campus projects, including commercial/institutional construction systems and wood frame projects, 5 Campus Edge and off-campus projects, as well as 3 renovation projects. With over 14 years of experience managing the construction of large commercial, institutional, and housing projects, Mike works closely with the development team to analyze the opportunities and weaknesses of any given project. After receiving his degree in Building Science from Auburn University in 2008, David joined Capstone Development as a field engineer. In that capacity he worked on several renovation and small new construction projects throughout the eastern U.S. In 2010 he moved into quality control where he was responsible for all on-site day-to-day construction activities. In 2013, David became a Construction Manager for Capstone Development Partners. As Construction Manager, David manages all aspects of preconstruction and construction services working directly with our contractor partners. Craig joined the Capstone-West regional office in 2014. As Construction Manager, he serves as the liaison between the General Contractor and the University, providing regular communication and updates on projects while ensuring a quality product is delivered on time and within budget. Rick is responsible for maintaining all on-site records required to monitor both work in progress and completed work for compliance with the contract drawings and specifications. David has over 30 years of experience managing construction of residential and commercial building projects. He has supervised crews of 200-300 labor personnel, including site inspections and checking materials, measurements and workmanship. As Marketing Administrator, Nicole is responsible for coordinating and preparing responses to college- and university- issued RFQ and RFP solicitations. Robert Brown, Director of Asset Management As Director of Asset Management Robert maximizes portfolio performance through oversight of operations, leasing and management.
