MouronMichael A. Mouron, Chairman Emeritus

Mike formed Capstone Development Corporation in 1990 to serve colleges and universities with student housing needs. As the Chairman Emeritus of Capstone Development Partners, Mike assists in establishing and implementing the company’s strategic planning and helps craft innovative and beneficial finance programs. Mike’s leadership style is

JeffL. Jeff Jones, Principal

Jeff has been with Capstone since 1991 and has been involved in all aspects of the Company’s business, including in the early years raising debt and equity capital, overseeing the closings of project financings, identifying markets and sites for development, and handling entitlement and zoning work for off-campus developments. Since the late 1990’s, Jeff has helped direct Capstone’s On-Campus Development Program, through which the company has partnered with over 60 universities, and, through 2011, headed Capstone’s Campus-Edge Development Division. Now, as a Capstone Development Partners’ Principal, Jeff works with universities (and municipalities) to develop on-campus housing, or walk-able student residential communities in infill locations on the perimeter of campus, often with retail-commercial and parking components, that help address the institution’s housing needs without using its land, and typically, with minimal, if any, impact on its debt capacity. BruceBruce D. McKee, Principal

As a Principal with Capstone Development Partners, Bruce brings more than 15 years of experience directing on-campus and urban campus developments. Since joining Capstone more than 10 years ago, Bruce has been responsible for overseeing the development of approximately 9,000 beds of student housing, multiple dining facilities, classroom spaces, wellness/recreation centers and various campus support and administration facilities across the country with total development value approaching $1 Billion. His development experience ranges from projects in New York City to San Diego and Phoenix with numerous projects in between. He holds degrees in Architecture and Construction Technology from Rensselaer Polytechnic Institute and is an active participant in the development process, bringing both educational and professional experience in planning, architecture and construction. As Principal/Project Executive, Bruce works closely with development team members, the project stakeholders and partners, consultants, and municipal leaders on each of his projects. He oversees the Capstone development team staff and often serves as the development liaison between universities, financing entities and other team members, as well as the regulatory agencies and community organizations during all phases of the development. Greg WilliamsGreg Williams, Chief Financial Officer

With over 30 years of experience in finance and accounting, Greg is responsible for Capstone Development Partners’ financial operations, risk management and financial reporting. Prior to Capstone, he spent 25 years working as a CPA in public accounting with both international and regional firms, ultimately serving as an audit partner, overseeing the audits of a variety of entity types across multiple industries. WendyWendy McKee, CPA, Vice President of Accounting and Administration

With over 25 years of experience in finance and accounting, Wendy manages Capstone Development Partners’ budgeting, forecasting, project draws, human resources and administration. Prior to Capstone, she spent 10 years working as a CPA in public accounting with both international and regional firms, auditing a variety of entity types. Between her tenure with the public accounting firms she was the CFO for two different large non-profit organizations. LisaLisa Baxter, Accountant

Lisa has over twenty years experience in public and corporate accounting. Over her career, she has advised a diverse group of clients in the manufacturing, medical, legal and wood products industries. At Capstone, Lisa is responsible for the maintenance and integrity of all accounting systems including accounts payable, accounts receivable and general ledger, as well as assisting in the draw process for projects. LisaJordan Gaston, Finance Manager

As Capstone’s finance manager, Jordan provides innovative transaction solutions to Capstone’s college and university clients. He is responsible for all project financing for new development and acquisition opportunities, and identifies strategic capital and ownership structures that fit the needs of Capstone’s project partners. He also provides pro forma modeling, capital budgeting, and valuation analysis for all new development and acquisition opportunities. Jordan has five years of prior experience as a real estate investments analyst across various sectors including student housing, multi-family, office, and retail. Jordan holds a Juris Doctor degree from the Cumberland School of Law and a Bachelor of Science degree from Birmingham-Southern College. He is also a 2017 Level II Candidate in the CFA Program. IzmirianChad Izmirian, LEEP AP, Senior VP and Development Manager – Capstone West

Chad has worked in student housing development and management his entire career, having first begun as a resident assistant / resident director prior to joining Capstone in 2001. As a result, Chad brings valuable management and student development perspective to each Project he is involved in. As Senior VP for the Capstone Development Partners’ Western Division, he is directly responsible for all campus developments in the western states.

Chad serves as the Executive Development Manager for projects and, as such, manages all of the day-to-day activities and details for projects through the various stages of development to ensure that client expectations are met in regards to budget, schedule and quality. This specifically includes managing the entire team in a collaborative planning and design process, managing the project budget and facilitating the financial modeling and finance closings, facilitating the entitlement and permitting process, and working with the operations management team to ensure a coordinated and collaborative transition from development to operational phases. Chad’s experience includes the effective management of projects with multiple phases, multiple stakeholder entities and aggressive development schedules. WilliamWilliam Davis, LEED AP, Senior Development Manager

William joined Capstone in 2006 and has served in various capacities within the Capstone Companies. William manages all of the day-to-day development activities and details for Capstone Development Partners’ on-campus projects including site evaluation, managing the collaborative design process with the design team and the University, facilitating the financial modeling and finance closings, managing the permitting and entitlement process, and a myriad of associated tasks necessary to keep the projects moving forward on schedule. He actively leads the team in weekly project meetings on site and is extremely focused on meeting University’s objectives and goals while delivering quality projects on schedule and under budget. WalkerWalker May, LEED AP, Senior Development Manager

Walker joined Capstone in 2003 and has 14 years of experience in real estate, including a variety of experience in both residential and large commercial/mixed-use real estate development. At Capstone Development Partners, he manages various aspects of the development process including site evaluation, conceptual planning, pro forma creation and analysis, and coordinating the efforts of the Development Team. To date, Walker’s experience at Capstone includes the management and delivery of over 5,300 beds of student housing with associated parking, dining, conference, retail and office spaces totaling almost $500 Million. John DalyJohn Daly Baumhauer, Acquisitions & Development Manager

John Daly joined the Capstone team in 2013 shortly after graduating from law school and passing the Alabama Bar. As lead Acquisitions Manager for Capstone Development Partners, John Daly is responsible for sourcing, underwriting and initiating new “campus-edge” development opportunities with the goal of creating a consistent and growing project pipeline for CDP. He actively investigates new markets for sites and/or value-add assets suitable for acquisition and development or redevelopment; manages all market and property-level research; and structures legal agreements for complex property transactions. John Daly also drafts proposals for competitive selection for public-private partnerships with colleges and universities, and manages various aspects of the development process, including pro-forma modeling and economic analysis, coordinating entitlement and permitting efforts, and project document production. FrankFrank Rowell, Development Manager 

Rowell joined the CDP team in December of 2015. Frank started his career as a project manager with a large multifamily builder and oversaw the successful completion of over 1,000 apartment units across the southeastern US. Most recently, Frank served as the president of a private-equity backed subcontracting business. JoeJoe Harrison, LEED AP, Senior Construction Manager

With over 30 years of experience in development and general contracting, Joe had oversight for all construction management functions of over 36 of Capstone’s college housing developments including budgeting, contract administration, scheduling and quality control. These encompassed 29 on campus projects, including commercial/institutional construction systems and wood frame projects, 5 Campus Edge and off-campus projects, as well as 3 renovation projects. Joe’s Capstone projects have included dining halls, retail stores, offices, warehouses, sports fields and facilities in addition to student housing. MikeMike Howard, LEED AP, Construction Manager

With over 14 years of experience managing the construction of large commercial, institutional, and housing projects, Mike works closely with the development team to analyze the opportunities and weaknesses of any given project. Given his experience and knowledge of systems, scheduling, and the construction process, he is a valuable resource to the project team. Mike is involved throughout the project life cycle, from project inception through warranty, and works with all project stakeholders to ensure projects are delivered on time, within budget, and to the Capstone and University’s standards. morriseyDavid Morrisey, Construction Manager

After receiving his degree in Building Science from Auburn University in 2008, David joined Capstone Development as a field engineer. In that capacity he worked on several renovation and small new construction projects throughout the eastern U.S. In 2010 he moved into quality control where he was responsible for all on-site day-to-day construction activities. In 2013, David became a Construction Manager for Capstone Development Partners. As Construction Manager, David manages all aspects of preconstruction and construction services working directly with our contractor partners. comingsoonCraig Brown, Vice President of Construction – Capstone West

Craig joined the Capstone-West regional office in 2014. As Construction Manager, he serves as the liaison between the General Contractor and the University, providing regular communication and updates on projects while ensuring a quality product is delivered on time and within budget. His 16+ years of experience in development and general contracting has provided him a broad and in-depth understanding of construction principles, practices and methods. Craig is experienced and well versed in the pre-construction issues of land use, planning and zoning, and building systems. Craig also understands the design process from programming and space planning through final contract documents. meserveRick Meserve, Construction Manager

Rick is responsible for maintaining all on-site records required to monitor both work in progress and completed work for compliance with the contract drawings and specifications. Since joining Capstone Development Partners in 2012 as a quality control manager he has transitioned to a construction management role and recently oversaw the Cornish Commons project construction. He has held various team leadership positions on a variety of construction projects and has been adept at working in multiple geographic locations throughout his career. Rick is backed by a proven history of on time, on budget, and high quality project completions. He has over 25 years of experience in large scale construction and a record of success guiding all phases of multimillion dollar construction projects for government, commercial, and private-sector clients as Senior Construction Manager for a major construction firm. Rick has accomplished experience with over 12 years in educational marketplaces. He has managed all construction activities and disciplines required for project quality, completion on schedule and within budget, including cost control, monitoring of schedules, contract administration, subcontractor negotiation, project buyout and client satisfaction, owner coordination and product selections. MarshallDavid Marshall, Quality Control Manager

David has over 30 years of experience managing construction of residential and commercial building projects. He has supervised crews of 200-300 labor personnel, including site inspections and checking materials, measurements and workmanship. He has managed daily project completion and trades coordination, estimated project costs, performed take offs and developed project proposals working directly with the general contractor. He contributes to new techniques, procedures, practices, reduction of cost, improvement in efficiency or increase in revenue, and processes for development. David has a proven track record of completing difficult projects on schedule and on budget. NicoleNicole Ivanovich, Marketing Administrator

As Marketing Administrator, Nicole is responsible for coordinating and preparing responses to college- and university- issued RFQ and RFP solicitations. She works closely with the Capstone Principals, Development Managers and Construction Managers as well as members of our design and construction teams to prepare proposals for new on-campus student housing developments. In addition to proposal preparation, Nicole also represents Capstone Development at national industry conferences, plans corporate events, develops press releases, and implements any corporate branding and marketing initiatives. RobertRobert Brown, Director of Asset Management As Director of Asset Management Robert maximizes portfolio performance through oversight of operations, leasing and management. By leveraging his 15 years of real estate experience, almost 8 of which were spent in property management, Robert works with the development team to generate proforma operating and capital budgets. Additionally, he leads efforts with university and project stakeholders to ensure approved budgets satisfy university goals of providing high quality housing and resident life services while also achieving required financial returns. Prior to his current role, he spent almost 4 years as a development manager providing predevelopment activities for Capstone’s project with Montclair State University, The Heights, the largest single-phase student housing project ever accomplished on a college campus.
